PROJECT PHASING & COSTS

$1.02 Million: AUDIENCE VISITOR CENTER
(MINIMUM 6-8 MONTHS CONSTRUCTION)
Related onsite/offsite infrastructure over and above construction: SEWER & WATER

$2.23 Million: MAINSTAGE & SEATING
(MINIMUM 8-10 MONTHS CONSTRUCTION)
Related onsite/offsite infrastructure over and above construction: POWER

$740,000: PARK/MEADOW LAND/PARKING
(MINIMUN 6-8 MONTHS CONSTRUCTION)
Related onsite/offsite infrastructure over and above construction: RECLAMATION

o Phases as suggested above coincides with current fund availability and future fund raising efforts.

o Phases can occur concurrently or staggered.

o Architect’s and engineer’s fees are over and above construction costs.

o Construction costs as shown are the architect’s opinion of costs and are calculated based on 2007 dollars.

I am having trouble visualizing the Audience/Visitor Center and the purpose of the Audience/Visitor center.
I also am having trouble visualizing the need for 22 toilets and the mass of buildings that would require.
An Audience/Visitor Center for $1 million and stage/seating for $2 million...costs to much, in my opinion.

After looking at the plans at the library, it's pretty easy to figure out. The Audience/Visitor center consists of the same basic elements that are there now:
1) Box Office
2) Concessions
3) Audience restrooms - regular and handicapped.
4) "Flex room" - (this is new and seems to be a small office of sorts)
I think the only difference is that on the new plan the elements look to be laid out in an orderly fashion as opposed to the current haphazard arrangement. I believe the increase to 22 toilets is because that is what the building code calls for.
