I’m not a career politician. I haven’t spent years in government service and I’m not looking to use this position as a stepping stone to higher office. I’m here, walking the streets of downtown, talking with the residents and business owners every day, and I have the understanding and experience to be an effective leader. I’m here for the long haul. ISSUES
VILLAGE CHARM
Carmel’s natural beauty and village charm need to be protected. As mayor, I think it’s important to be eco-friendly, be design sensitive, and preserve our resident’s way of life.

COMMUNITY SPIRIT
We must encourage the development of new community-minded recreational and cultural activities here in the village.

PUBLIC SAFETY
We must ensure that our police and fire agencies remain fully-funded and are able to respond quickly to the needs of residents. A safe community is one of Carmel’s greatest qualities. We simply cannot afford to play politics with our public safety.

BUDGET
We must do a better job of stimulating the business community to generate new revenue sources while controlling costs at city hall. Using a businessman’s approach, a balanced budget can be achieved.

WATER
Water is crucial to the future of Carmel and the entire Central Coast. We must work closely with our neighboring cities to ensure a safe and sustainable water supply.

TRAFFIC & PARKING
We must create better ways of routing traffic though our streets and resolve our long-standing traffic and parking problems. Parking meters should never be considered as the a practical solution.

CalPERS
The California Public Employees’ Retirement System is not mathematically sustainable. Solutions have been proposed and tough decisions must be made.

SUSTAINABLE CARMEL
Promote environmentally sustainable guidelines for residents and businesses and promote eco-tourism to our village.

FLANDERS MANSION
This historic property has been passed down to us by a previous generation and is one of our city’s “family heirlooms” and a direct link to our cultural past. A final decision to keep it, lease it or sell it must be made. We must end the long legal battle, stop the legal expenses and develop a creative solution that is long lasting.

The same negative comments could be said of former mayor Clint Eastwood and he has done more for Carmel as emeritus mayor than any mayor. Now, after Sue McCloud, Carmel could use some Clint Eastwood-like charisma. Plus Pepe has over 30 years of business experience in Carmel and the knowledge of Carmel and its people from that perspective.

Jason Burnett has only lived in Carmel since 2008 and does not have a record of proven leadership. A proven record of leadership might be true in another two years on the council, but not now. And his years with the EPA, quitting twice from George Bush's EPA, as a bureaucrat do not add up to proven leadership either.

So, one has 37 years of experience in Carmel and the other three years living in Carmel. One is a businessman and the other a former federal government bureaucrat, just like our soon-to-be former mayor. Anyway, competition should make both candidates better and give voters a clear choice. Bring it on.

Expect Richard Pepe to be pulling out of the race at some point, probably sooner rather than later. His campaign manager has quit. Didn't like the direction Pepe was going with his campaign apparently.

When you have posted a YouTube video such as this one, it is all about Pepe's image for his hip restaurants, trying to appeal to the young crowd. It's certainly not about Carmel or intended to appeal to older Carmel voters.

Based on the 12/23/11 Pine Cone, it looks like Pepe being "struck by lightening" is the only way he will not run. So the comments above about him dropping out were false false false. Let the race begin! In one corner, a man with 37 years business experience in Carmel. In the other corner, a man who is not even 37 years old!

Sorry, but If an example of Pepe's judgement is that tacky youtube announcement, he just lost the election. Everyone I talk to thinks his candidacy is a joke, or just a PR stunt for his business.

Owning a business in town myself, I see Pepe walking up and down Ocean nearly every day. The fact that he rents a place in Carmel shows his commitment, not that he wants to buy an election. Clearly if he were trying to buy the election, he would lose. Jason Burnett spent $50,000 to in his campaign for city council, god knows how much he is willing to pull out of his trust-fund to become mayor.

Pepe we desperately need a cultural and artistic renaissance in Carmel by the Sea. Thank you for giving me hope when I have given up hope.
Your establishments are charming additions to Carmel, in the village spirit, with tasteful decor and elegant and inviting lighting.
I agree totally, parking meters should never be considered as a solution. Never. They are tacky and unwelcoming.
Any further taxation will drive people away.
Your idea of reviving Carmel culturally and srtistically is the ONLY sustainable way to ensure continued success financially and the way to keep the finances successful are to manager the city finances properly (as you do your businesses) so we don't sell our heirlooms, our traditions, our heritage to pay out huge lawsuits for discrimination.
