ABSTRACT: As part of developers Robert Leidig’s and Curtis Leidig’s strategy to gain approval of their proposed Carmel Hospital Redevelopment project through Monterey County, the Leidigs have contracted with Vincent Guarino Public Relations, an “award winning” public relations firm in Monterey. Highlights of Vincent Guarino Public Relations website are presented, including a Case Study involving the split decision approvals of the Monterey County Planning Commission and Board of Supervisors, despite a “well organized and funded public interest group” who opposed the development as ‘sprawl.’ COMMENTS regarding the Leidig’s proposed project and information about the upcoming CARMEL HIGHLANDS/UNINCORPORATED LAND USE ADVISORY COMMITTEE meeting are presented.

Case Studies: Real Estate Development
The last of three Case Studies presents a development consisting of a 671 acre golf course and residential development of 1,147 residences near Salinas, CA. by an “independent developer.” The project was approved by the Monterey County Planning Commission (6-4) and the Board and Supervisors (4-1).

THE PROBLEM:” Included a “well organized and funded public interest group opposed the development as ‘sprawl.’”

THE SOLUTION:” Organized a “popular coalition” of those most positively impacted by the benefits of the project and had “car loads of such people appear at every public meeting concerning the development.”

Although not cited by name, the development is believed to be HYH Butterfly Village within Rancho San Juan (26% of the Specific Plan total).

COMMENTS:
Despite known neighborhood opposition to the Leidig’s proposed Carmel Hospital Redevelopment project, the Leidig’s have contracted with an attorney and a public relations firm to assist them through Monterey County’s development approval process for a project with 46 total units, approximately 16 more units than the Leidig’s proposed annexation project to Carmel-by-the-Sea.

Save Our Neighborhood Coalition and other interested parties should be especially mindful of Vincent Guarino Public Relations Firm’s strategy regarding HYH Butterfly Village within Rancho San Juan; and that is, the firm organized a “popular coalition” and had “car loads of such people” attend all public meetings regarding the proposed project.

The Save Our Neighborhood Coalition might be wise to seek advice from Monterey County Landwatch if the Coalition hasn't already done so. It has been doing a good job but is after all a small group of amateurs at this game. MCLW has greater resources and experience and its tactics have helped it and its partners prevent overdevelopment sometimes in the face of what appeared to be overwhelming odds.
